do I need an real estate attorney to do my assignment contract deals? Do I need him to close them out or is that the end buyer job?

Should I go head and let the seller fix up his own property, since he is persistent about it, because he know he can contract it to me higher. Or should try to get it under contract as quickly as possible? Even if it means mid-way stop on him repairing.

@Sean Cole yes I aware that the repair number is just an guesstimate. I only put in a 15k repair cost when I ran my numbers.

go find an end buyer,that wants to buy the property you could use exit strategy on.

@Kevin Martinez could I adjust the end buyer profit as I see fit, as long as it sounds good to the end buyer.

when should I let the end buyer/investor see the house. I have sent him pictures. But I also know the game of not letting him come steal the deal from under me. So when should I give him the address to the property?
