when something is put under contract does the seller have to stop working on the property? And can I still put under contract even if I don't have all the numbers? Just so the seller knows I'm serious.

@mark but I'm wanting to do a lease purchase of course. The only reason I don't do the assignment contract is because I don't have a professional repair cost, only that of what the owner said which is 15k. Can't do a proper MAO without actually repair cost.

I am on the verge of wholesaling a property. Can I just create a contract,  only saying that he can't contract it with anyone else? I want to get the seller in there first to see how much he would be willing to pay. He needs to get the repair cost also. Because I want to be able to get the max assignment fee.

@ Brandon, do you mean the earnest money I give to the seller for putting under contract with me? Or you meaning the seller giving me earnest money?

not sure what I should get my seller under contract for when I don't have the exact repair costs. What should I do?

What's up guys. Hey quick question. How long should I give the end buyer to come up with pof? And how long should I give for the buyer to sign and return the sales agreement? 

@David, I'm on going on the impression that it's a 15kjob, hence that I have no idea MYSELF because I have no GC. But my end buyer has whole team. Seller wants 110k for no repairs and wants 125 with. Figuring a 15k job but I'm sure it's more. 

I'm doing an assignment deal and I have 1 potential buyer. The end buyer has not seen the property, well not in person.  So he doesn't have a great estimate on the place or anything. I don't either because I don't have a GC but the end buyer does. I'm more afraid that if it's not under contract before he sees it that he could just steal it. I'm lost!! Because I'm ready to do absolute numbers and get this deal done.
