Hi John,

Unfortunately there are no online classes in CT.  You must sit thru 66 hours of classroom. The Greater Hartford Association of Realtors has a class I believe Tues & Thur nights in West Hartford. I took the Sat classes in Southington at the Real Estate Development Center with Dick Rubino who was excellent. 

As for wholesaling I've always questioned its legality myself, just seems sketchy and the few wholesalers I've talked to have gotten their deals by taking advantage of people in a desperate situation.  I'm sure there are good wholesalers but I wouldn't want to haggle over pennies with someone in a dire situation and take away their home. Just my opinion. Good luck!

Hartford is having a "apartment boom" I see numerous new and renovated spaces coming on the market. As someone who works in Hartford I'm not sure what the draw is at the price they are trying to rent for. I've looked at the vacant Front Street Luxury condos for almost 2 years now with no build out of the units. I think people may say they want to live in the city but why pay more in rent, taxes and car insurance and not have anything other than some restaurants to dine at? I think Hartford and CT in general is dying. High taxes and high cost of running a business in this state has seen more companies leave than will ever come back.

Go to one of the local REIA meet ups. There is one in Manchester and one in Rocky Hill that meet once a month. At the meeting there will be real estate agents and brokers they will talk to you and help you. Your best bet may be to work with a small broker rather than a nation chain.

Hi @DanHale if you are looking to buy with an FHA loan a condo may be out of the picture. They did announce they are going to loosen the restrictions but as of now its extremely difficult to get an FHA loan for a condo. Also with a condo you have to check the HOA bylaws and make sure you will be able to rent it out. I ran into some issues in Springfield, MA near Western New England University with restrictive covenants on the properties not allowing them to be used as rentals and these were single family homes so make sure you do your homework or have use a good real estate agent. I too will most likely be attending the meeting Tues. Hope to connect with you there.

I passed my CT real estate licensing exam in January and I am looking for a Broker to work with in the Hartford area. I will be starting as a transitional agent hoping to become full time in a year to 18 months. I want to work with someone who is flexible with the time I am able to put in and willing to provide me training. I want to learn this business in and out and I'm willing to put the work in even with my crazy work schedule. Any suggestions I will greatly appreciate. Thanks.

I'm relatively new on this site and have been listening to podcasts and reading forums posts to the point my mind doesn't stop thinking about real estate..which is a good thing. What podcast or podcasts are your favorite? I'm going on a road trip shortly and want to listen to a couple and will pick from what you suggest. I've listened to about 20 so far. I haven't seen this question on here yet, if it is let me know. Thanks.
