Assuming you have the clause in your lease, it would fall under the "no unauthorized modifications". That said, you want this fixed right. Get someone in there to fix it and bill the tenant for the repair.

I'll second @Theresa Harris. Get a quote and have that escrowed from the closing funds. Seller already doesnt want to do this and if you force them to do the repair, they'll do it as cheaply as they can get away with.

Is the garage insulated? If not, don't see the point in an insulated door.

I blame the podcasts and some of the BP website material for this. I'm a little over 50 podcasts in and every single one of them just about says to go out and build your team of all these people. And oh yeah, go jump on the forums where all these people are waiting to help you.

Now most sane people understand there's more too it, but in my opinion that's what leads to posts like that.

We had one on our house. One of those ones that gets tossed in with the closing. Took them 3 weeks to repair an AC compressor in the middle of July. A week of that was them deciding what to do after the tech came out to inspect and diagnose it. They paid for the compressor and its install, but I was on the hook for evacuating the system and refilling it

Another house I called for a busted blower fan. Took them 2 weeks to replace in the dead of winter.

Unless you're going to buy one of the higher end models that just came out, most of these "randomly" bounce around to room and don't clean the whole room on each run. The idea is that you run them daily or at least a couple times a week. Also they're round which means corners aren't always caught even with the spinning brushes.

It's just more efficient to let one person vacuum

I had an electric range replaced. Figured I'd use the free delivery and haul away mainly so I didn't have to haul it away. Eventually the installer comes over and tells me they cant push the range all the way back due to the plug being in the wrong spot. Said I needed an electrician to move it.

Ended up being the stupid anti-tip bracket that they screwed into the wood floors in the wrong spot. I removed the bracket, tossed it into a cabinet, and pushed the range into place.

This is why you don't waive walk throughs. I had a seller report that they had fixed all the issues we reported from the inspection. I drove by the house and called our agent telling her none of the work had been done. They very promptly sent over an addendum offering a credit.
