Why not wait until next year to buy a house? Then you can get the owner occupied options?

My 1100sq ft primary was done in 2 days. We did a complete tear off due to the large amount of rot that the former owners ignored. Fixed the bad sections and re-shingled.

Have you thought about looking at a credit union versus a bank? They're generally less fee happy.

The real estate meetup I go to still passes out a lot of business cards. Cards are relatively cheap. Doesnt hurt to have a set.

There's a restaurant here called Island Shrimp Co that just built in the outparcel of a local mall, they used shipping containers for at least part of the build.

2) Are you familiar with the area?

People like to talk and will tell you all kinds of things.

Remember, the agent just wants you to close.

My concern here would be the roots and any large branches falling on the roof. At a minimum get a tree person out to look at it.

Regardless of what they may be trying to do you need to follow your process. Send a notice to cure or whatever they call it in your state for the lease violation (not paying the water bill) and your pay or quit for not paying the rent and when you're able start the eviction process. That way if they dont move out on their own you're not behind in getting them out.

Remember, you're not paying taxes, insurance, interest, etc on it. So its saving you money too.

The agent who sold my last house went on a mini-vent about how agents just ignore anything in the showing instructions. They'll just show up at houses that have notes about calling before showing or showing by appointment only and the owners will be home in the middle of dinner or kids bathtime.
