They do make cables that have the cable, ethernet, and telephone all in one. One cable pull if you're going to redo it anyway.

If we're talking a primary residence, I prefer carpeting everywhere except kitchens, bathrooms, laundry, and dining areas.

In terms of the keys, go to a local key place and get duplicates made. Overnight the keys to your agent. Key problem solved.

You could look at it this way. Three adults that you get to screen that supposedly all have jobs.

Or you get a couple in there who have a child that you don't get to screen whose only job is to see what trouble they can get into when the parents aren't watching.

I agree with the others above who said it sounds like you have somebody who actually read the lease and are trying to get things taken care of so they can move in.

Part of the reason is the home warranty companies prefer to repeatedly repair something rather than replace something even when it is passed its useful life.

The other reason is they can sometimes take way too long to do a repair. I had a failed AC unit in the middle of summer with a pregnant wife. The tech came out and looked at it. Took them almost a week to approve the repair. Another week after that to actually do the repair.

In another house it took them over a week to replace a failed blower motor on an air handler in the middle of winter.

Now imagine this is with tenants in place rather than your own residence.

On my last mortgage we had a delayed closing due to a seller's lien release. I ended up buying my rate back with points. Might also be an option....

I think I would be more inclined to try a genuinely handwritten letter. I know when I go through my email anything looking like a solicitation gets junked without reading.
