Does everyone hate home warranties?

Hello BP. I hope that you all are safe during this pandemic. 
Why is there such a negative stigma regarding home warranties. I have had several instances where major units were affected and repaired for the $100 assessment fee. I’m thankful and blessed to not have them reject my issues. Anyone else have an opinion on this matter?

Everyone homeowner/investor should at least try for the initial year when home is purchased. It is possible for buyer to negotiate seller purchases home warranty for the first year. If buyer's agent, signs up for introductory rate, then the price is even lower. 

With the above said, I purchased 4plex, and I think it's definitely worth it. Both from piece of mind and cost effectiveness. For example, the HVAC is the most common call from a tenant. The average bill without home warranty ranges from $300-500. Imagine a freon leak and refill freon would be $600-800. Break even point for warranty is about 4 calls for a 4plex.
