Hi Daniella. I own 2 STR's in the area and follow what's going on in the city. What Jeff W mentioned is true. The city is considering a permanent "stay" moratorium on any new short term rental permits. I joined a group called VRON-LQ which was founded by STR operators in the area to have a voice within the city. They tried very hard to come up with sensible changes and regulations to the STR program but this decision was more to appease the residents in the area as complaints and demand caused by covid led to all these changes. For now, existing permits are unaffected.

I just got back from Anza-Borrego Springs and surrounding. Really cool little area. Was curious if you knew whether STRs were allowed in Borrego Springs. Couldn’t find any info online but came across a few non hoa homes on Airbnb that appear that’s it legal out there? Not much inventory on the short term rental side but with the desert state park I’d think there would be some opportunity out there.

More and more desert cities have decided to phase out their STR programs in the next year or so like PD and Rancho Mirage except for some few exceptions. La Quinta which was once considered STR friendly, is now considering a permanent "stay" order on any new short term rental permits. Indio and some unincorporated cities of Riverside/San Bernardino county are probably the best if not the only options available.

We use the Schlage connect with hub like some folks mentioned on here. For our storage closets, we’ve put in keypad locks purchased on Amazon called orangeiot and they’ve worked well for us.

We use pricelabs as well and sync our calendars. We set minimum nights and rates. You can fine tune different settings but highly recommended. Minimal monthly fee for the pricing and revenue benefit you get in my opinion.

Amazon and Wayfair hands down for the convenience and simplicity. Etsy for more personalized items to add your own touches. Also, depending on your area, try the local mom and pop stores to tie your Airbnb with the community/area your in.

We use a cleaning company in the area that specializes in short term rentals. They've developed an app for STR owners to input our cleaning schedules directly and even provide any specific instructions. Definitely very helpful tool.

When things opened back up after the initial covid shock, short term rental demand was very strong. What may have happened with the up and down was the city and states adjusting to local regulations and ordinances. We had a stay at home order in December when the spike in cases came up. Now things have been crazier than ever and RE demand has been insane with homes getting multiple offers above asking in my area in the desert.
