Hi Callum,

I believe the PS regulation you are referencing is in regards to contract reservation (32 contracts plus an additional 4 contracts during peak) per year, not guest count. PS has a separate requirement for guest count I believe it’s 2 overnight guests per bedroom (like most STRs). So basically if you got a booking on Airbnb for 7 days that counts as 1 booking contract reservation.

Yes that's also unfortunate and like you mentioned, most STR's is what brings up the property values of these homes! Curious to see how that will affect sales prices in the area as being able to STR is a big incentive/option for many homeowners. From what I've seen, homes are still selling for higher prices but I guess that's everywhere with the inventory shortage and ability to be remote due to covid.

I didn't realize there was a "legal" way for an STR operator to sell their property with the STR business. I'd be curious to know if your willing to share. Thanks!

Hi Adrian,

Are you aware of the new regulations happening in La Quinta? They are looking at a permanent "stay" order on any new STR permits. This has been going on for the past few months but it looks like they are making that order permanent. I believe they already have things drafted. Existing permits are not effected but like you mentioned, fees have gone up as well as tighter restrictions.

Yes it’s during same day turnovers that I’m noticing this issue. Not really a problem on non same days. We run a tight ship but the demand in our area has been insane lately and I want to make sure we have the right resources available to handle the work. We only sleep 6-8 but we have 4 large beds. So with towels and linens, it’s multiple loads per turn. They use the quick wash setting but drying could be an issue. We actually had our dryer malfunction a few months back and had it serviced/repaired, so I imagine it is being used a lot.

Hi Michael. I’m considering joining EXP and also looking into KW. Curious to know your experience with EXP as I know both places offer completely different environments. I’m looking for a brokerage with good training and resources that also provides me the flexibility to work around my own schedule. Any input would be greatly appreciated! Thanks

I've seen a few of your threads and was curious on your thoughts on EXP. I just passed the RE exam and researching brokerage to hang my license with. I have a full time job but have a lot of flexibility with my role. I'm also a RE investor with STR's I self manage. My main thing I'm looking for is flexibility and training. Seems like EXP has that but was curious being all cloud based how that effects new RE agents with resources, training, questions, mentorship etc. Also looking at KW as well.

Hi,

Curious to know if anyone utilizes multiple washer/dryer units in your Airbnb. I'm finding with multiple beds, towels, bedding etc in our Airbnb, it could be very efficient to have an extra unit or maybe at least an extra washer especially during same day turnovers where time can be very limited. Also maybe to also have a back up too in case one fails during a clean. Any other STR hosts currently doing this?

Palm Springs has one of the most regulated STR programs around. I wouldn't categorize it as seasonal as the desert and surrounding areas around PS get year round traffic, though I would agree some months are better than others. JT/Yucca Valley are popular areas and some unincorporated areas of San Bernardino/Riverside county. Many of the desert cities like RM, Cat City, PD and even La Quinta have restricted or even limited STR's.

Hi Nina,

Congrats on your purchase. As far as your question about posting your listing while still waiting for your permit, I'd be careful about doing that. Some cities contract with 3rd parties to monitor unpermitted STR's and if caught, you can receive large fines and/or potential to be banned from getting a permit. Not sure on YV but most cities out in the CV desert that allow STR's require a permit first prior to listing.
