Welcome to BP Jonathan! This is a great place to network and learn more about real estate investing. Many of our borrowers have had great success in this area. I look forward to seeing you in the future here on BP!

@Domenic Bussanich Welcome to BP! I know a lot of investors that have had great success in Northern and Central Jersey. Do you know which counties or towns you are interested in?

Hi BP! I am looking to buy off-market apartment buildings in the Northeast (Preferred States would be Virginia, Maryland, Connecticut, Delaware, Pennsylvania, New Jersey, and New York). They will be rental properties, 10 units or up.  Any help finding these types of properties for sale would be deeply appreciated. Thank you!

@Jordan Santiago Newark and Jersey City are extremely hot areas right now. You can get great returns if you find the right deals. It would also be a good idea to look at these cities because they are not too far from your home; which is the rule of thumb for first time investors. But make sure to do your homework! Newark and JC can be tricky if you don't know your way around.

@Karen McManus-Smith I agree with most. Can you provide us with the type of rehab? We can better asses and help you that way.

Hi @Stan S., great to connect with you! Jersey City is a very hot area right now. We know a lot of investors that are currently doing the same thing in that area. I would suggest going to some local REIA's to meet other investors in JC. There are a lot in North Jersey that I go to. You can find them all on meetup.com

I completely agree with both @Justin Fraser and @Steve Wilcox. It seems like you need to clear some things up with your PM. What did they tell you when you were told they found a tenant? Did they give you details on the person and how they were going to go about their lease agreement etc? Once you get that information feel free to reach out with questions.

Hi @Account Closed said, little things like both units having separate meters are definitely something to factor in. But a live in 2 family is definitely the way to go if you are starting out as a new investors. I know a lot of guys that have gotten their start that way. It also might not be a bad idea to hold out and find a 2 family in Florida. It would be a lot cheaper if you are just starting out.
