@Patrick Wheeler I understand you are looking for the cheapest route for your cost of capital. That being said, I see very often that many do not understand the fine details of using a really strong hard money lender. We should talk and I can maybe help you.

@Alex Yong We are as competitive in leverage provided on hard money loans as any lender around. We provide up to 90% on the purchase and 100% construction based off of 65% LTV on the ARV. That is with a strong borrower and strong deal. The only time we have funded 100% is if someone owned a property free and clear and cross-collateralized the property in lieu of the down payment to cover that 10-20% of acquisition. We do equity deals where we fund 100% of the deal being 50/50 equity partners for the project. I hope this helped answered your question from a hard money lender.

Good morning @Anthony Hidalgo!

Whenever we look at a sponsor and the deal an investor may have we will look at three basic factors. The first is vetting the borrower. For many including us, we will pull credit and a background check to look at the history of the borrower. In our applications we require you to fill out a PFS (Personal Financial Statement) where you will list all of your assets and liabilities along with income and salary to determine your ability to make the monthly interest payments. We do not require tax returns or bank statements. All the factors, like liquid assets, do give us an idea of your financials but we look at all your assets and all your liabilities. The second is the deal itself and the third is the exit strategy. We could always talk further. Please PM me and we can talk about your game plan and goals.
