Post: 5% vs 20% down which can make more money?

Ready to buy a residential property and planning a 5% down even though will end up paying a mortgage insurance that as per the closing disclosure says $140 for 3-8 years means 14K extra in 8 years roughly but by saving on the downpayment can use that money to buy more and get better return. Any thoughts ???

@Ali K. I would start the process officially give notice to end the lease if you haven’t done that already and put a notice to pay rent or quit.

Got a call last night from tenants that they locked out at 10 pm. Luckily 30 mins away so could go. We have a fee for this in the lease but how do you cover for this in the lease ? What if i am not around who pays for the locksmith charges? I read some old posts where folks have suggested using non locking door knobs is that something tenants like ? It is multi unit so can’t use a lockbox for these cases.

@Patricia Steiner Thanks ! We inherited these tenants and unfortunately the seller didn’t provide us the application so we have no information where they work. What we found out is that they are evicted almost every other year when we did our due diligence so some landlords who skimp on the background checks end up renting units to them. They are professionals didn’t even bother to come to eviction hearing and waited till last day when sheriff was going to throw the stuff out to leave. I really want to do something to save others from them.

@Patricia Steiner we recently did an eviction and got the judgement but the judge himself told us that it is not worth going after them to collect any damages less that $2000 as we will end up spending more to get back the money. Also, we don’t have their current address now.

I just got a note from a tenant that he is covid positive. Do we need to inform other tenants about the same ? They all use a common laundry in the basement .

@Terri Haley Thanks for sharing the story. I asked because there is a big tree in front of a property we are renting and I keep going back and forth if to leave it (environmentalist in me) or get rid when it is not too late. It is a pretty strong tree but close to the house and going all the way to the 3rd floor.
