Tenant lease expired but he wouldn’t move out. We went to the magisterial court and got a judgement for eviction. However, the tenant has appealed and now the date allotted is mid next year. Anyone dealt such case in PA or other states before? If yes, what is the best way of handling this situation. Please advise.

We did background checks of a few tenants and selected the best. One of the tenant that was not selected of asking for the report and send the copy of paystubs back in email. Is this required by law or safe to send for all applicants ?

1st LLC - 12 Properties

7 properties - Loan with Bank A

5 Properties - Bank B refused refinancing as overall tax return shows loss last year due to properties under construction

2nd LLC - 7 Properties

7 Properties - No loans - Bank B giving max refinancing of $300k at 6.5% for 2 properties.

The 2 properties are worth - $275k + $375k =

$600k

Should I take the money out of the properties or not in 2nd LLC?

How to handle denial for 1st LLC? Is it common for all banks?

@Chris Seveney we have tried lowering the price and at this stage trying to understand every possible reason that could be causing the delay in sale in this saugat after neighbourhood. Most feedback from the showings mentioned the clutter next door and the property hasn’t been kept well next door that is unavoidable.

We recently updated completely a twin home located in a well sought area. It has one of the very good school districts. The home is on market now for over 3 months even when there is very low inventory. We have showings but most commented on the neighbours property not in a good shape. The neighbours have a lot of stuff in their front porch, steps, backyard and a huge LGBT flag. We are loosing money and this is affecting our plans. Has anyone else gone through similar situation and have some suggestions how to deal with this situation? Thanks for your time!
