I have a tenant who didn’t pay till now and we have eviction hearing next week. This morning another tenant informed the door of unit has been open from long time it looks like they have left. Can we enter and inspect the unit ? We still wait for the judgement next week to get possession?

@Kristen Brandner I would focus on the before and you requirements for rental. I won’t relax any requirements as they are paying in advance. In our experience so far such tenants have turned out to be difficult ones. They are offering more upfront as they won’t be accepted without that.

@Michael Robbins one question is if one wait to get estimates from a few licensed contractors that you know from experience going to be expensive than say a local handyman do you still suggest spending extra money that in the end you may never see and loose more rent in this process ?
