@Theresa Harris Congratulations on the eviction ! I think the physical cleaning part is less painful that a non paying tenant. Good luck cleaning!

@Theresa Harris no cameras there but aren’t evictions open now ? We found out that these people also have 2 past evictions pre covid we just bought the place.

Hello all we have a tenant who is not paying for almost a month and a half now. The eviction hearing is scheduled end of the month. They have a very big package containing a trampoline as told by them lying next to the building entrance for the last 3 weeks and are not removing despite of repeated reminders. What are the options here ? These tenants are waiting for the eviction and also starting to vandalize I believe as a saw graffiti with curse words near mailbox and I don’t think anyone else who renewed the lease will do that. Have you had similar situations and how you dealt with it ?

We have 2 tenants not paid in Aug. We purchased the property in Aug they are not willing to work trying to just use the situation I believe as previous owner was a very nice guy. We checked and one of them has 2 prior evictions coming up on their record. Filed for eviction hoping for the best.

One of the tenant is on a month to month lease and I have a 45 days notice to end the lease. He is now saying I can’t end it without giving a reason as we are in the middle of a pandemic. Any such regulations in Pennsylvania? Thanks for the help !

@Moises R Cosme Thanks for these questions made me think more. Yes I can easily sell for 30% more after minor renovations are done. I have cash reserves for another 10 months it’s just that might be useful for other cash deals but with this will have to stop those

I am looking to close an apartment building that has 20 units this week. At this point the as per the owner 8 units haven’t paid rents for the last 2 months. The rent for the other units is also atleast $200 below market rent but the worry is with unending COVID situation I might not be able to raise rents or do evictions. What happens if the evictions only open in 2021 ? Will we be ever able to recover the rents ?
