My tenants moved in last July to a 3 bedroom house 🏡. Today the husband asked me what would happen if they leave the house as the market has gone down and there are cheaper houses around now. They are mostly determined to move out.

My lease specifies that the tenant is responsible for the whole year lease and also that if they break it they should pay a fine. The question is if I can enforce that clause if they leave and how to do it.

Also, when they moved in I told him I would consider fencing the backyard which I still haven’t done. He is using that as an excuse for wanting to move out.

I visited the property and found the hard wired Smoke Detectors in the living room and hallway were removed ( the ines in the bedrooms were still there ) . I asked the tenant why they did that and he said that the smoke detectors in the living room and hallway went off when there was smoke coming from the kitchen.

What are my options and what can I do to make them put them back ? they are refusing to do so.

I just renovated a house 🏡, super cute. I moved in a beautiful family with 2 kids.

The neighbors next door are kind of rough and they smoke marijuana in the garden every night. It stinks and my tenants want to leave. I really don’t want to lose my tenants, they are adorable and I don’t know what to do 😭😭😭😭😭

Does anybody have a paragraph on their lease prohibiting the installation of anthenas and drilling holes on exterior walls ? If so would you be so nice to share it with me please 🙏🏻?

The unit upstairs to one of my rentals is owned by a woman, who lives there in unhealthy condition. She is always intoxicated ( alcohol for what I smell ) , the condo inside stinks, she has numerous animals and it is full of roaches, food all over the place, electric cables coming out of the wall and it smells like something is putrified in there. Needles to say the roaches travel through the wall to the condo where I have tenants and the smell when you walk past the place is nauseating.

What can I do about it ?
