@Clint Coons Hello Clint, thank you for your answer.

In your experience, which are the cases in which the insurance policies will not cover ? Can you provide examples please ?

Thank you !

Marisa

I have been offered ( by a CPA and Legal Buffet ) a reestructuring of my business with LLCs in Wyoming as they apparently offer the best asset protection as you can have a Nominee manager

The scheme sounded great but at the end of the day I would be tied to that cpa /accounting studio as I will always need an adress in Wyoming and the Nominee Manager that steps in an out every year.

Has anyone here been offered the same and what were your thoughts about it ?

@Mike Cumbie no, a couple of them didn’t pass inspection. Today with my experience these were properties I would never put an offer on less waste money in an inspection.

After this I met 3 amazing realtors, they worked mostly in the same area but brought me different things and I bought each property from the Realtor that brought it to me. Some of them I found on my own, not on sale and went directly to the title company.

I qm still very good friends with all those Realtors.

@Natalia Orosco Natalia when I started buying properties I had an agreement with a Realtor who was supposedly the best one in town. I was totally new. She made me lise 6 months of time with the market going up presenting me one property gere and there that for one reason or other was not suitable to buy. Then I met another agent socially and he brought me a great deal ( 5 blocks away from this lady’s office) I put an offer with him and of course she was furious about it.

This was just my experience, it doesn’t mean everybody is like that.

But since then I tell Realtors: I am not tied to anyone, you bring me a great deal, you have the business. Another one brings me a great deal, he has the business. That to me is totally fair.

@Derek Hamilton I know but it was the daughter the one who was going to pay me every month. Still the dauggter could not come up with the deposit so I could not rent to her mom.
