It is actually a buy and hold. It needs to be renovated as well. Personally, I am putting in 30k.

Could you be a bit more specific regarding your private funding?

I am borrowing $50,000 from private investors. I am paying 11% over the course of 18 months. Some of the investors want the interest on the loan back each month. Others have agreed to be paid in full after the 18 months is up. So essentially I have to account for $5500 over the course of 18 months. How would I configure that in the calculator?

This is going to be a rehab + buy and hold property. I have 30k from savings for the rehab and any additional costs. I will be doing a majority of the work involved to rehab the property.

Hello everybody, 

I am putting together my first deal- a century home duplex. They have recently dropped the price to 65k. I am making an offer of 50k. All of my numbers in the analysis are based off of this 50k purchase price. The home owners hoarded a lot of junk and our offer price of 50k will include them leaving all of their trash and junk as it is. The numbers look really good to me. But I would greatly appreciate any advice or insight. In addition, the home will be bought with money from private investors (already secured and ready to go). Thanks guys!

Hi I am working on putting together my first deal on a duplex in Middlefield, Ohio. It needs minimal work to get tenants in and it will have a very, strong positive cash flow. I have an excellent down payment saved up. I do have so-so credit that is preventing me from making the deal happen. If there is anyone interested in working with me on this deal, I would be more than happy to discuss it more in depth.
