Why does this deal work/ not work?
Hello everybody,
I am putting together my first deal- a century home duplex. They have recently dropped the price to 65k. I am making an offer of 50k. All of my numbers in the analysis are based off of this 50k purchase price. The home owners hoarded a lot of junk and our offer price of 50k will include them leaving all of their trash and junk as it is. The numbers look really good to me. But I would greatly appreciate any advice or insight. In addition, the home will be bought with money from private investors (already secured and ready to go). Thanks guys!

Your numbers do not account for the cost of money. You have $82500 allocated in cost of purchase and repairs, but no accounting of how much that money will cost you In points, interest, etc.
Could you be a bit more specific regarding your private funding?
