Thank you @Patrick Roob very helpful information. I will put it to use , I have two too three referrals and two that I personally knw also I just wanted to make sure the conversation goes right. I also needed help with what type of agreement to have and you helped with that a little also.

Thank you@Brett Snodgrass yes I do need and plan on getting out to some meetups and meetings. I also do need to commit more and thanks for the link to help me weed through the garbage I will check it out in just a second. I need and will take all the help I can and everyone on here seems to be willing and nice enough so I feel blessed already .

And I actually was thinking about getting a traditional mortgage on one and rent it out to help fund my advertising but I kind of want to buy my family a home very soon and Dnt want to mess that up. I'm working on my business plan now thank you for responding

I'm ready to get of the couch and get over whatever they call it analysis paralysis. I want to get my phone ringing. I really want to target vacant homes and foreclosures or homes in this category.z What is the fastest or most efficient way to find leads . If you Dnt have money for a mailing campaign at least not consistently anyways.? Driving for dollars , Craigslist any and all help needed.Thank you in advance .

Hello everyone , i want to have a good relationship with an agent or two for leads and Etc. What is the best way to start the conversation or how do I approach them?? Does anyone have any ideas ? I guess I'm asking what will give them incentive to call me with leads as opposed to another investor. Thank you in advance.

Hey Dan im still a newbe and im about to start investing in the next 6 mo in the kc market . Is the Kc market a good market for buy and hold rentals ? Any info on the best areas and I'm would love if you had any helpful info on funding in this area would be great too.Thanks for any info in advance and congrats on your success so far . Last question what was the hardest thing to overcome when I first started ??
