I'm an investor and real estate agent here in Kc and I would love to help and work with you as you grow your portfolio. I work and know with a lot of investors in our market. I also work with two of the best lenders around and would be glad to meet with you sometime and discuss how we can help each other. I'm sure I can help you on the investing side in some capacity like scouting properties or running numbers for you to help you save time or maybe just finding that lender for you so you can get pre approved. Both of my lenders do a lot of unconventional lending as well lets meet and discuss over coffee sometime.

I agree with you @Ryan Cameron I want to get a LLC and have my properties listed under it. I keep hearing that you have to have the home in your name. So my question is what is the deal with the LLC'S I understand you get tax breaks but how do you get your properties under your LLC? I kind of understand the Refinancing method But I would love more info on it. My lender that I just got pre approved for my family's first home said after we buy that I can call him back in a year and refinance and get a lower interest rate. How do you pull your equity out? If anyone has any helpful information or could explain these better I would appreciate it. I am also going to ask my agent but I know everyone usually good tips and info here so I'm asking here too. Thanks guys in advance

Good news man and good luck I do like updates. I'm getting ready to purchase a house for my family within the next 3 months we got pre approved and are looking. Then hopefully I can get really started. Seems like a good job like you said so you can talk to a lot of home owners and learn different areas. Like I said good luck man, I'm sure you can't help but learn with that gig.

Also I was thinking about buying a turnkey first. Reason being is I need more funding for marketing so I was thinking that a turnkey would be easy to get some extra cash flow so I can market more. I thought that it will be a little easier since someone will manage it for me so I can focus on other deals. Any and all info is requested on or about turnkey's and their success and operations. Do any of you all think that it would be wise to go this route first?

A very good thread love all the helpful information. I am dying to get into this and start with my first rental. I have just been waiting until I purchased a home for my family first. It just doesn't seem right to me to buy and invest if my family doesn't have a home of our own. With that been said we are pre approved and will be buying soon within the next 3 months. So then the game really starts for me I'm so ready. @Mike D'Arrigo I know we have spoke once or twice or so and as soon as I get this going I'm sure I will be contacting you with some questions. I'm looking for some lenders as well and been contacting agents. My question is do I really need an LLC before I start buying or can I wait till I have at lest 2 or 3 properties? I want one because of obvious reasons tax breaks and savings. Just not sure if I need it just yet and does anyone have a good real estate lawyer that I can contact so I can get them on my team and I want them to look over these contracts that I have so I can make sure their legal. Thanks again in advance for all the help and information.

I here you Adam and no understand how you feel. I give you credit for stepping out like this. I'm in the same boat ready to learn and kind of Dnt want to go in at it alone but I'm jumping in. I have no choice I'm just waiting till I have enough to start this mail campaign and my signs. Been driving for dollars making a list because that's all I can do rt now besides keep reading up and educating myself so hays what I would do because everyone says it works so I'm jumping in on faith after it .  I would say lets work together but I'm in Kc. Good luck with the journey.
