@Rickina Velte Thanks, I try to have my ducks in a row lol! Sorry I do not have any experience down in that area. However I do have a client that is in the Alexandria, VA. I'm not sure how close that is to Hampton Roads. If you are thinking about investing in the Kansas city area then it'd be my pleasure to assist!

@David Heyburn Hey I'm and investor & Broker in Kansas city.  It seems like you may have stumbled upon an opportunity possibly. I started out wholesaling homes in Kansas city before I got my license. First off, I would just be as friendly and helpful as you can be to her so she sees that you are just trying to help her not just make a profit. As Gordon stated yep just ask her what her plans for the home are in the next year or so. Other tips; Explain to her that you are interested in helping her with it when that time comes.See what problems she may need help with at this time with the home. Tell her you are interested in buying it and take it from there! I work with many investors in and out of state let me know if you have any more questions. I have connections to hard money lenders also if you need some!

Good afternoon Investors!  Who is looking to invest out of state and particularly in the Kansas city area. We have a very strong market with potential for growth. Strong job market, rental market is increasing and low cost to entry as our price points are very low compared to other metropolitan cities. I have been helping out of state investors for the last 3 years and I love working with them.  My team and I are looking for a few more cash buyers that are looking for properties that are off market. We get many off market deals daily from either our marketing or from our relationship with various wholesalers in the area!  These deals are typically discounted 20-30% depending. 

If you have purchased off market properties before or if this is something that you may be interested we should talk. Buying properties that are off market comes with some risk and challenges as all investing does. However on the other side there can be some gains and profit made if you do it correctly. You can buy these that need some work typically but I have also seen deals where the work was minimal especially compared to the purchase price. We have built relationships with contractors and property managers to help as well. 

 We also started buying and investing ourselves and may be open to partnering as well with the right person. We are finishing up a rehab now and looking for the next. We plan on buying more and to continue to add to our portfolio and helping investors add to theirs as well. If this is something that you are interested in reach out and let's chat!

Wow sorry to hear that. I have ventured into the property management space as I grow. I am learning there are a lot of rules/.laws to follow. So make sure whoever you choose the next go around adhere's to them. Your Realtor should be able to help you with this! There are two that I would recommend Ted Anderson and  Julie Anderson Clark are both good. I also have a couple more as well but I would start with these two. Hey @Warner Alexander Congrats on taking the steps to get you to that first rental. Yes you are correct FHA can be strict at times. Some contractors do not want to deal with the strict terms of a 203k loan. However there are contractors out here, just be careful and vet them out for sure. I help out of state investors and I have a nice vendor list that I am willing to share and it has more then just contractors. I have an awesome lender for 203k loans as well, I also can share a few questions that I would ask any contractors. I am here to help feel free to message me anytime!

Yes the midwest seems to be where everyone is going. Those that are investing out of state that is. I appreciate your service, I am helping a Veteran right now acquire property from AZ. I work with a lot of Investors and most of them are out of state. Yes make sure you have a good team on the ground because you will need that. Once you narrow down an area or city, then start reaching out and making connections to start building that team. Read a little and educate your self on some of the terms and investment strategies and then "GO" My favorite strategy and the most that I help my investors with is the BRRRR method. In my opinion it is the quickest way to scale. You buy and and pull the cash out so then you can repeat and recycle the cash so to speak. I wish you the best with your investing. I agree with what was said. Find out what type first as there are many. I would also say educate yourself on some of these topics and then "JUMP". You do not want to be stuck in the analysis stage. But it is very doable, I have seen teachers, nurses and many other professions do it. One thing I have learned in this business is that with stocks your typical return is around 2-4% and you really can not control them. With real estate it's controllable. You can force appreciation, get appreciation over time, write off depreciation, pull out equity to name a few. There is just so many things that you can do with real estate that to me its a no brainer. Real Estate returns can vary also but the percentage of gains are usually higher from anywhere around 4-8% on the low end. You can also invest that money and put some back or all of what you took out with your gains. I do not want to give you advice on your investment in stocks as I am no CPA. In my opinion why not do both. Keep your stocks and still invest in Real Estate.
