@Smita Rahatadkar@Constantia Petrou I agree with what has already been stated I just wanted to include some of what I see is that investors in general have problems with their property management companies. You can buy a great property and still loose money if your pm company is hurting  by not following through with what they say they will. They will Nickel and Dime you for everything and some do this especially if you are from out of state so be aware. So you have to make sure you get good references and interview a few before making a choice. To answer the question I do not no much about the Chicago market, I have heard that it is good but I do know the Kansas City market pretty well as I was born and raised here. With our job growth and low unemployment rates compared to other markets ours is pretty strong for buy and holds not to mention your money goes further here than in most states. I believe if you find a good agent and have a good property management company its definitely worth looking into KC and Chicago. I'm an agent here and don't mind answering any questions that you may have. Many out of state investors are really flocking to these cities as I have helped a couple myself. Welcome to the investing world and seems like you are off to a good start with this forum and learning. Yes there is a wealth of information here and you have some good ideas I can tell. Hey, Cade I say your on the right track especially for starting at your age. Jake made some good points, honestly it depends on your overall goal or exit strategy. Is your goal cash flow, living rent free while in school (both) or is it just to house hack to get that first investment under your belt and then you can cash out refinance. Either way like I said you can't go wrong with taking action at 18 you will learn a lot. There is a few good ones and some near you as well. Check out the group called Bridge Real estate investing meet up they meet once a month on the 1st or 3rd Tuesday of every month, check out their fb group. Then there is also the MAREI group the midwest association's of real estate investors they meet the 2nd Tuesday of every month at the Holiday Inn off 87th Reeders they have a fb group also.

Hey@Clifford R Fowles congrats on taking the leap. I believe Kansas City is a great area for investing and I believe it's only going to get better. There are a lot of people in Kc that share a lot of helpful information, I recommend going to as many meet ups as possible.

Hey Simon, Mike is very active in BP and in our market he is a good resource. I'm a fairly new investor and Agent here in Kansas City and my brokerage works with a lot of investors and a lot of them out of state. If you need an agent here in Kc to do some scouting of properties and running numbers I'd be glad to assist. Just offering some help on the ground here for you if need be, just let me know anytime.
