This is a very good question! The avg. rents for a an 2/1 apartment is around $875 or so depending to give you a good number to work with. A couple of sources that you can check out are www.rentometer.com or www.rentcafe.com The rents in Kansas city are increasing and in my opinion will continue to rise for the next few years. The cap rate varies especially in this market where wholesalers are acting like listing agents and asking retail prices. The cap rate is a nice number to look at but do not let that be the sole determining factor in your purchase. Sometimes it does not reflect the strength of the investment. The cap rate does not take in account certain things like leverage, future cash flow from forced appreciation and things like that. I would love to chat more with you. @Andrew RobinsonHey I don't mind at all.The best way to find all the details is to look up the group and join. Since you are in HS search facebook for them as they have pages/groups on there. Also you can look me up on there and I can send you an invite or pm me if you want more in depth conversation about each of them. I don't mind helping at all. The groups mostly meet once a month but sometimes the schedules change and since covid they are doing more virtual meetings. For you being interested and jumping on this forum while still in HS is awesome and you are on the right path my friend.

@Louis Dilonardo III Welcome !! The BRRR strategy is awesome way to invest. I also recommend house hacking to start if you can. I work with out of state investors often and honestly for most it just makes more sense financially to invest out of state with the rising prices and taxes in certain big cities. However I do see the fear of the unknown. Just reach out and make those connections, and when you fail just learn from it. Not meaning failing in a bad sense just meaning when you make a mistake. Because you will make mistakes but just grow through them and you will be fine. I agree with what Young and Stephen stated. Building a team on the ground or in that area that you want to invest is critical. Also you can still find deals even in this crazy market. I just helped a client find an off market duplex. Thats not to mention the others that are found on the Mls. Reach out with any questions anytime!

I have heard of USREEB but have never worked with them. They sound terrible from this post. Yikes!! I have heard good things about Voepel as they have mentioned. I know of a couple other good ones. I work with out of state investors often. I'm just an investor friendly agent here to help if you have any other questions.

@Yonas TekesteYes that is true but I found an Investor from NY an investment property off the MLS with a conventional loan and it took about 2 weeks to find them the deal. They closed on it rehabbed/updated it which took about a month then they placed a tenant in there on a 3yr lease and now they are cash flowing and can pull cash out! It can still be done don't let it discourage you.
