I am also a Realtor and investor in Rhode Island.  I would love to connect with you and meet for coffee or something to talk real estate.  As Anthony mentioned, the Investors Group is a great place to connect with investors and to learn.  My advice is to stay patent and stay consistent.  It's a challenging market right now, but the deals are out there.

 Hi Edwin, I grew up and currently live in East Providence, it is a great area with little crime.  It is an up and coming area, the old rundown commercial building are starting to be renovated.  We also just got a state of the art High School (they are still finishing the fields in front of the building).  The Darlington sections of Pawtucket (bordering Attleboro) and Cumberland are good spots as well.  Pawtucket may have more options for multifamily homes, but Cumberland is a quieter area with generally nicer homes.

@Terrell Owens, With inventory being low and prices high right now, it may seem like good idea to wait.  However, interest rates will most likely rise very soon, decreasing your buying power.  I agree with Anthony that buying sooner rather than later may be a better choice.  A good option for you may be to look for an off market deal, you can sometimes get a better value that way.

It will take time to get and close on your first deal, usually 3-6 months, so don't count on that paycheck before then.  If you can find a deal that works for you, then you should act.  I would be happy to talk to you about getting your real estate license.

Hi Tim,

Welcome to Bigger Pockets, you are in the right place.  It sounds like you would like to buy, fix, and rent.  If so, my suggestion is to start with something that does not need a lot of work.  The time and expense for doing a project can be more than expected. It's better to start small and work your way up instead of going big and getting yourself into a hole that you can't get out of.

@Ryan Stevenson Hi Ryan, I am a Realtor in the Providence area and I have worked with investors for years. If you want to stick with Providence, I agree with @Anthony Thompson, the RIC/PC area would be your best bet. There are also surrounding cities that may be good options for you as well, like North Providence, Cranston, etc. I would be happy to have a conversation with you to focus in on what you are looking for.
