@Andrew Schulz Have you thought about getting your real estate license? It would give you a chance to see more homes and give you some flexibility. It would also give you access to the MLS so you can study the market a little better.

I am in Rhode Island and would not mind meeting for coffee at some point to chat about real estate and investing. Let me know if I can help.

@Brian Rowles Once you signed the release, she is obligated to take it off the market and can not continue to show the property. She is in violation of MLS and the code of ethics. I would contact her board and file a complaint!

@Matt Davis Welcome to BP and to investing.  I would also recommend the Rhode Island Real Estate Investors Group, they meet on the third Thursday of every month.  It is a great place to learn and network with other local investors.

@George Kahari Hi George, I am an agent in Rhode Island as well. The short answer to your question is yes, but it has to be done right. Two main thing are content and consistency, posting content that people want to read or listen to, and doing it on a regular basis. How long have you been in the business? If you are new, your sphere of influence (friends, family, previous coworkers, etc.) is the best way to get started. I would be happy to meet so I can help as best as I can.

@Brett Prescott Hi Brett, half the battle is just getting started! There is a great investors group that meets in Warwick on the third Thursday of each month. You can find all the information about them at www.rireig.com. They are a great group to learn from, and they don’t try to sell you anything. I am always open to meet to talk about real estate. You are only liable for the commission if the home sells.  If you decide to take it off the market and not sell it, then you don't owe the agent anything.  The only two exceptions would be 1) If you sold the home to a buyer that the agent brought in before you canceled the contract or 2) If you signed something that said you agree to pay the agent a fee outside of the standard commission.

The biggest challenge I see is if the comps are at $515k, then the home will not appraise anywhere near the offer price.  The only option here that I can see is to have the buyer put in the money, the seller come down in price, or somewhere in between.   At this point the ball is in the buyer's court, if they can come up with a solution, then the seller would still be under the contract to sell.
