Nicholas, More than anything it does create a safety issue. I would have a contractor go in and give you an estimate to put a wall up. It will depend on size and other factors. Hope this helps, good luck! Marc

As an investor, you can use wholesalers to find properties for you.  This can save you time, and allow you to invest in a larger market aria.  If you are investing in a lot of properties, then a wholesaler may be worth the cost.  If you are investing in one or two properties a year, then the cost is not really worth it and you can find the properties yourself.

As a wholesaler, when done right, they find a property and take some type of control over the property.  This is usually a contract between them and the homeowner that allows them to assign the contract.  They then sell you as the investor control over the contract for a fee.  This gives the wholesaler protection form others bypassing them as suggested.

I know it is a tough pill to swallow, but I would pay the extra cost and get the roof tapered.  You just don't know what could happen with that water once the roof is repaired.  Just because it does not leak into the walls of the house now, doesn't mean it won't with the new roof.  The last thing you want is for water to leak down the interior walls of the house.  This can cause damage to the walls, electrical, or the nasty M word, Mold!

Congratulations on making the move.  It can be hard to take that leap, especially when the people close to you are trying to talk you out of it.  You have to do what is right for you, follow your heart!  I went through a similar thing not to long ago.  I am also a Realtor for Coldwell Banker in RI, not far from you.  It has not always been easy, but it is worth it.  I hope we can do some business in the near future.

Welcome to BP, there are fa few of us here in RI.  As Anthony said, the monthly RIREIG meetings are great to meet other investors.  If you have not already, I suggest listening to the podcasts here on BP, they are filled with great information.  Also read the blogs and posts.  You will learn a lot from what others say, and don't be afraid to ask questions.

Hi Chris,

On average a home that is staged will sell faster and for more money.  As Cal said, if you can find a good staging company, then it is well worth the money.  Talk to them and see if they will give you a discount if you give them repeat business.

They have locks that can be re keyed very easily.  You put the old key in, turn it half way, then take it out, you then use a special key (that only you have) in the side of the lock, put in the new key and turn it the rest of the way.  It will set the lock to the new key.  This allows you to set the same lock to a different key, without the need to change the lock itself.  This way you will not need to change locks, store them, and no need to keep track of which lock was on which apartment.  It makes things a lot easier.

It is always a good idea to change the locks every time a tenant moves out.  There is too much liability not too, you just never know.
