@Phil Hong Not necessarily, you could get taxed at business level if you choose to, it wont be a pass thru if you dont file it as such.

@Alick Patrick Dont expose your assets by taking them under your name. get an llc, its a small price to pay rather than losing a house.

I am not sure why you will hold money in c corp. it sounds like you could absorb all the income as it wont be that much this year. why not just use the llc for now? do not do 50/50, it poses a legal problem. I always use 49/51, so one party can buy-out the other. from what ive understood, if you have 0 income on c/s corp level, then its 0 tax on that, therefore you only pay personal level. if you hold something, it is 15.xx% difference. but, in my opinion, llc is all the same, just that not a lot of paperworks and can be taxed upon election of your choosing. llc is less paperwork compliance, so it would be great for somebody who will be busy starting a family.

@Marc Vargas Try to scrap what you have spent if you have been tought by the gurus. I have read they are worthless. Read some books here if you have some $ to spend --they are around $1-$30--, or the forums, or podcasts for motivation. Self education is key here.

Im a newbie to RE but not to construction or contracting. Like a regular businessman that i am, we always have opportunity costs, it IS part of business. 

I agree with @Elizabeth Colegrove , earning business is not easy. I go with the nature of what agents are for.

Say i give the 1,500, what is my assurance that he will perform his end of the bargain? What if he is lazy and does not perform or i plainky dont like his pace because its too slow? I would be stuck with -1,500. What if I dont pursue my goal because of some family issues. Without the -1,500 on my books, its easy to call quits.

@Judy Parker I am new in REI but not really new to numbers that much. 5 houses in at 150k within 3 years vs 3 houses at 500k in downtown NY would be a whole different story.

@Jason J. If you check her profile, and in my humble opinion, its like comparing apples and oranges.
