@Jessica Sorensen In my opinion, those no or low money down articles are majority for wholesale, in a wholesale transaction -- mostly but not necessarily, its a cash to cash basis and its finding the deals and just having the authority to market them. if you are buying from a wholesaler, its not necessary to get an agent to buy, but you need to make sure that the buy is legit at the least -- i would suggest that at least get an agent to help you with that, but they will have the listing when you will be selling to compensate for their time.

Short answer, normally, they can cancel the permit. You could look them up and call their bonding company, make bond sure it is current. Let them know that you will be filing a complaint, because of this and that. To start, they are responsible for their job, pitch or too many 90deg elbow, its theirs. Let them know they could pull the permit and bring in another contractor and you will be launching a complaint on their bond company for whatever the next contractor will charge you to get things right. Get proper documentation in everything you do, even the result from the camera, put those in writing. It will be a long experience on filing a complaint, but money is money.

All true, I specifically would like to point it as Greg's first point. The business or property in discussion should be able to stand by itself if you were to do outsource fully. That being, it can pay its own accountant, PM, pay all sorts of bills (legal, utilities, maintenance, etc).

@Colleen F. check on kw used from month to month, if it has gone up, it has something to do with the system, if its the same range, then the prices has gone up and nothing is wrong with your system. get an energy upgrade contractor or something similar, im located in CA (energyupgradeca.com) so we have rebates and all that, not sure about RI. but there might be some bpi building analysts in your area that does perform building analysis with regards to air flow and etc that will pinpoint your problem on where the issue is. it will set back about 500-800, not sure if its worth it in your end.

okay thank you. I hear you but just like J Scott said good contractors are hard to find when building a team.  So one step at a time indeed.  

 On my case, good clients are hard to find also, so its not really a one way thing. lol.
