@D Barkley D, I do, but I am in california. lol. thats good that they gave yo the 10k. I have re-opened my drafting services that is why i asked, i modelled it to be of per job basis so i wont maintain the hourly on both engineers and architects. Good luck to you on that, one step at a time bud.

@Karen Margrave I actually havent processed them yet, all i have is estimates, drawings and precon paperworks. I could get a permit processed if there is a chance that there is somebody who could fund the project. lot size is about 5000 sqft, interior is about 1000-1100 sqft. i already presented the plans to the city, i might have problems with only setbacks. i have used ninyo and moore for soils before, if needed, they could come and do tests. i have estimated the costs to be around the 90k at max. the parcel is at whittier. Thanks for the input! greatly appreciated!

I have contacted several lending companies in South California, I don't really opt to use the one's that requires credit, for some business reasons. 

Are there companies that loan you the 70% of ARV? Are they much more expensive than the ones offering 70% ARV on their website but whenever I call them or send them a scenario of spending 250k (max) to sell 300k and they hit me back with a figure of 40-60k in the bank on top of the fact that they only loan out 70% of purchase price and not ARV.

Are there companies that roll all costs at the end so I could work on more properties?

I guess what I am trying to achieve here is better cashflow. Instead of flipping one house at a time, with all financial backing and not have to worry about running low on funds or waiting for funds to arrive from other sources, i could do more for the downtime. Downtime being, waiting for permits or bids or inspection and etc. Any suggestions or referrals, let me know, either pm or reply or email is greatly appreciated. Thanks for the help.

Might wanna run to HD and have them run the bid and ask for discount, they give them out just like that, all you need is ask. draw the dimensions and take pics.

A 200k budget on a house seems pretty big, in LA and NY it might be. Just my opinion. I have a spec its only 95k right now, just regular house and nothing fancy.

Just curious, how many doors are you managing? why hire a PM company?
