I do almost all my documents on docusign. It works great and saves a lot of time. I've sent out leases for tenants to sign with no issues. I wish I could esign everything. I don't have specific experience with EZLandlord however.

theViewer.co displays 360 photos, not VR. It's easy to get the two confused.

I'd recommend Facebook's viewer. It works great and integrating with social media and building that out is a huge bonus. Here's a link: https://facebook360.fb.com/360-photos/

Not many people have access to VR and it will be a while before enough people do for it to be worth doing.

Look at your target audience. If the majority of people buying houses from you are 30ish+ and VR is used by people 20ish and less then it won't make sense even if VR is readily accessible.

VR is difficult to work with and can be very expensive.

At this stage I'd take 360 pictures (the ones where you can pan around) 360 video. That allows almost anyone to be able to use it, provides significant value over regular pictures, and will be much simpler to set up rather than VR. The next house I wholesale or flip I'll be trying this strategy. It might help cash buyers buy sight unseen (out of state buyers mostly) with more confidence.

If you're still hooked on VR (completely understand) let me know and I'll dig around some more for you.

I'd look locally. If you are in or near a decent sized city there will be a few virtual assistant services. It should be cheaper and I'd trust it more.

Also a lot of banks allow for taking pictures of checks to deposit them. That's a work around if you don't want to pay for auto cashing. Not sure how much that runs so it may or may not be worth it

You do a video chat with a notary so technically you are in the presence of a notary.

I completely agree with Jay, $25 a pop is unrealistic. I can see it being helpful in a pinch but would never do this on a regular basis.

It seems that you are using it frequently however. If so can you explain why rather than go to a bank for free?

I just want to make it very clear that the MLS is NOT the same as zillow, Realtor, etc.

Those tools are great to use, I do all the time, but the MLS is the source of truth.

Podio is the big one around here. I personally use it and love it

1) They have an app. Not sure about adding a contact from your mobile device. But it's easy saving a contact on Podio to your cell.

2) Podio is highly customizable. You can have multiple workspaces with multiple apps all with their own datafields. And they have a lot of neat ones like address that will auto populate as you type. I'd look up Podio for real estate and see how other people use it and make sure it will fit your needs.

PATLive sponsors bigger pockets podcasts all the time. They will take any call (I believe) and have people trained in the real estate specific niche. I've heard great things about them and would give them a try.

Personally I would hire a local VA, someone wanting to get into real estate. The benefits that come out of it long term are substantial compared to an overseas VA.

731 Iowa Ave. Louisville Ky 40208

Property is located on the best block on the street. Numerous houses have already been renovated on the block and throughout the street. This area is right next to where UofL is spending millions to expand.

  • Little less than 1k sqft.
  • 2 bed 1 bath with 1/2 bath in the full basement
  • Open and functional floor plan
  • Metal roof

If you have worked with Brett Kennedy or myself you know we are very conservative with our numbers on both ARV and repair costs. We left a minimum of 70% LTV for plenty of room for a full cash out refinance or plenty of meat on the bone for a flip.

$65k - $79k ARV depending on finishes

$20k - $25k repair costs

~$650/mo rent

$25,000 asking price

For more information or to view the property E-Mail myself at [email protected] or Brett at [email protected]

House goes to the first signed contract with a non-refundable $2,500 deposit.
