I would highly recommend trying out the Airbnb niche.

If not you could put a 1 week minimum booking on Airbnb as well.

I'd recommend call fire. One of their main features is "Notify customers of upcoming billing dates or past due invoices"

They're easy to use and very feature rich.

It's a $25 a year fee and you pay transit taxes (aka hotel tax) unless it's in a "Traditional Neighborhood Zoning District" like Old Louisville. Then you have to pay $130 for a "pre-application meeting" then a $1,000 fee (Old Louisville just loves screwing me over). Areas that have individual zoning and have not adopted bylaws, short term rentals are not technically allowed. There's also a short list of things you have to abide by or provide, some reasonable, some ridiculous and unclear.

As for expenses, utilities, cleaning, and supplies are the main ones you need to factor in

I'd be glad to help. I hack Podio with Zapier as I don't want to pay the significant amount it costs just to get globiflow. But I bet I could figure it out. Feel free to post more details.

Love seeing an advanced tutorial on here. if you have time make it more in depth, add some source code, or do a video walk through! 

Side question. Why use Insightly if it's not flexible and not meant for REI? Converting to Podio or a similar tool shouldn't be too difficult.

I want to be able to "walk" through a house via VR without having to drive to the property. If pictures mean a thousand words, imagine how much the actual thing replicated is worth.

Alex, yes the $10 per month. If you are doing 3 or less documents a month you can use HelloSign. I've also used them and very much like it.

Raymond, you can use any document. You simply drag and drop a field on the document where you want someone to sign. I'd recommend signing up for HelloSign for free to understand how it works.
