Exactly what @Jean said. Also, if that doesn't work, why not just find another tenant (without the STR clause)? There are plenty of good tenants out there still - I've rented several of my rental listings since March! P.S. Not sure what what is your lease - normally, in mine I include that if they find a subletter that person MUST be approved by the landlord. If not approved (because of the terms he's suggesting), she can keep paying you rent & looking for an option that suits you.

When I interviewed, it was 2 years of sales experience & a proven track record. 

All said and done, it's the agent (and all of their attributes) that makes the customer happy & a transaction close - not the firm. Know many awesome agents outside of the companies you mentioned so perhaps you want to broaden your brokerage search.
