hard money lenders; seller financing; and, mortgage broker (investor / commercial loans). All will of course offer higher rates than conventional but you can refinance once you meet the 2 year requirement.

Depends which area - for example, taxes are highly inflated in Key Biscayne so would have success there; mixed success in Little Havana. The guy / firm I used to use is no longer in business. Will let me know if find a responsive & knowledgeable replacement. There are good ones though - keep looking! & I'll share if I find something / someone worth working with.

More jobs, businesses, better travel connections (for example, we have 3 airports in the tri-county area, which have more frequent variety of flights all over the world), history, we are more sexy (at least in Miami, which tends to be more in the news / public eye) than West Coast, logistics, medical and other industries thrive (and, therefore, hire) here more than on the West Coast.

I list a lot in Miami & when I do comperables (for sellers / buyers) often see overpriced properties. When the agent and / or seller's motivation changes, the prices follows. Real estate is a huge economic driver down here so people sometimes list to "test the market". Some agents will take overpriced listings (for a variety of reasons). Now, our market is actually up. Not sure what properties, price ranges, locations (etc.) you are viewing AND I can tell you that our market (like in most of the country) has heated up significantly following the March-April lock down. Happy to elaborate further.
