Thank you both for the input, the majority of our current buyers list has been achieved mostly as you all mentioned, just through organic networking and marketing but wanted to explore other options if they were proving fruitful for others.

Instead, you all have confirmed what I already sort of thought.

Hey all! 

Who has had success with paying for buyer's lists and what services have you used? We are exploring using these services for our wholesaling company but first would like some honest feed back from others before sifting through and comparing our options

Kentucky is a great place to invest! much cheaper than NY for sure

Lexington, KY is a great option to consider, lower cost of living and tons of options as far as your price point goes.

buyer, I don't typically send anything to title until I have an end buyer but everyone does things a little differently and I have a really good relationship with our title company so I know how they do things and their turnaround times on stuff which makes it easier to do it that way as well.

I just scan it on my phone and put it into my google drive where I keep all the pics of properties and contracts and then keep the paper copy in a labeled file for the property

Propstream sometimes has that info but they do require a membership. Definitely worth the cost though, especially if you plan on contacting a higher volume of properties like this in the future

I have an opportunity to wholesale a small former hospital building that was converted into a medical office building. It is in a smaller rural part of KY but not far from the city either. I just want to pick everyone's brains about some creative ways to market this property as I have not done a lot of commercials deals before. Also, what are some things that commercial developers look for in properties? I want to be sure when I am working on the marketing that I highlight any potential selling points that the property has.
