if the hallway is individually metered you will be responsible for the electrical costs for those lights as well and would not be much more cost to pay for the heat. 

I would see over the next few months as you are doing the reno if the heating on both sides will heat the hallway appropriately because if it is a non issue and both  units heat the hallway fine then you are good to go. But if they don't then the monthly cost of one "house meter" 's worth of heat will be much more cost effective than time spent mitigating the damage of a potential frozen or busted pipe come winter time.

Hi BP Community, 

I am hoping to connect with more out of state investors, I am a wholesaler and I have a ton of great deals (both single family homes & multi families) right now that would be perfect for someone looking to invest here in KY. They have management already in place that is offering discounted management fees so the transition would be super smooth for the new owners to just take over and collect on the cash-flow. Most of our current buyer network is local to us so I am hoping to cast a little bit of a wider net and maybe make some connections with investors who I wouldn't normally cross paths with but who may be interested in taking a look at the properties I have available. 


If your home market is overpriced and you have capital burning a hole in your pocket lets connect! I even have some deals right now that have creative financing options available.

I would definitely recommend KY, its close enough to major cities to have access to modern society but our cost of living is lower than most metropolitan areas. We have also seen a lot of job growth and have a wide network of industries. If you look in the right areas it would be fairly easy to find a multi family property that cash flows under 500k. 

We do not just have great bourbon, we also have great real estate! 

If its an area you would consider investing in I would be happy to talk with you more.

Have you heard of/watched Brent Daniels? He has a great script for cold calling and does "Cold Call Breakdowns" on his podcast where he will listen to submitted cold calls and break them down piece by piece on what was effective and what wasn't and why. 

He has hours of videos on Youtube. I found these super helpful as a template or sort of starting point for me when I first started out. The script really helped me feel confident and eventually once I had done it enough times I found my own groove.

Hi All, 

As you all know, the RE market is changing and buying has slowed down but I'm just looking for feedback from other wholesalers on what you all are doing to move your deals in your markets? 

We have a fairly decent size buyers list and network and previously, have had nearly no trouble selling our deals.

There has not been a drastic change in the quality of our deals (of course the nature of the beast allows for the occasional seller who wants too much for their property or the crazy rehab/tear down situation but speaking generally) and I would argue our buyers list has grown significantly. 

We have stepped up our social media presence and will continue to do so but just curious as to what everyone else is doing and experiencing right now. 

@David Capote fairwinds credit union is a local central Florida credit union and they are excellent to work with. However they don’t exclusively service Cocoa and Daytona they have branches all over central FL

Kingston Property Management, they are well established in central KY and have recently expanded to NKY. They are ran by investors so they are great at keeping the preservation of your investments in mind.
