We have had a lot of successful background checks with Appfolio, just a few that slipped under the radar that made me questions the process a little. I have noticed though,  that it is mostly smaller counties where the charges are missing off of the background checks so maybe that is a contributing factor as well, the smaller counties may not have access to the resources that larger counties do that would allow them the infrastructure to report more accurately to national databases. just food for thought on that front though.

It is because of the way KY courts reports to those agencies, I had experienced some troubles with our third party screening company that we use for screening applicants and they explained to me that in order for something to go on the report that is pulled by those 'quick-pull' reporting agencies 3 pieces of information must match (i.e. Birthdate, Name, & Social) and in KY a lot of courts do not report birthdates when reporting criminal charges thus leaving those charges off of the report that we are seeing. It is unfortunate but I am of the understanding it is an issue with courts and not the screening companies.

We have had some tenants receive payment in the beginning but I have noticed a long wait in turn around time with our most recent groups of applicants, I think this is likely due to an influx of applications with the moratorium ending soon and not enough employees to process them. I have gotten status updates on some though so hopefully once they work out the kinks the process will begin moving a bit quicker

yes! I have noticed some sketchy things recently with them. The other day I tried to log in and it told me my account had been blocked and removed (I am a quite enjoyer of CI and am certain I did nothing that would warrant a ban from the site) and when I tried again to log in just now it brought me to a very cheap looking page where it asked for my name, address, phone number and email to submit a web form about "something strange with my account" Maybe they were hacked?  I am not sure but definitely very unsettling.

I am of the understanding that KY does not have tax reciprocity with TN, so you would have to file a non-resident tax return for KY for any taxable income you make in KY.

@Abdul Jabar my advice would be to sit down and get a more concrete plan of what you want your investment to look like. Secondly, if you are interested in real estate and have cash to put down, You should look into the BRRRR method. Real estate is a slow money game. You have to invest in order to receive return. Also, you could consider using that 85k to buy a small turn key multi family property. That way if you end up with one tenant not paying or repairs in one unit, you have a little bit more of a cushion than you would with a single family home. Just my thoughts.
