I realize this is an old thread - Let me know if I need to start a new thread....

I'm trying to find more information about the Water conserving plumbing fixtures law now that it's been in effect for a few years. 

@Wes Blackwell Was the seller in your transaction successful in passing the responsibility on to the buyer? 

Can a seller say property is "As Is" & legally not upgrade the plumbing?


Brian,  I know that I won't be self-managing the units, but I want them to be close enough that I can visit them a few times a year. Also, I've had experience with not so good managers, & know I'll need to keep an eye on them too.

@ Carol,  I'm asking that question myself.  

If the applicant is associating with people who will cause a disturbance or do damage to them, will they be a liability to the landlord?

A search on BP will show you some of the issues that other landlords have dealt with when their tenants commit DV in their units.

I've been checking online county court records when I get an inquiry about a house for rent in a B-C class area. It seems like many potential applicants have gotten RO against someone, or filed DV charges.

The restrained person or abuser may or may not still be in the picture.

I'm wondering how other landlords think about this history & whether you consider this history in screening.

Couple touring my single-story house (as stated in headline of the ad)

He: I want a 2-story house to keep my knees in good condition.

She: I want a single-story because I have bad knees.

He: "We'll go home and pray on it."

The EBRHA is a good source for Oakland-specific forms.  They also advocate for landlords & have classes & mixers for landlords.  Your membership dues support advocacy at the state level.

I'm not spending any more time trying to figure this out -- It's taken some twists & turns that I won't go into here.

After running credit/background checks, verifying other info on the application, I did my own online search.  Applicant names were found online on website for courts in the state they moved from a couple of years ago.  Website shows an eviction hearing & settlement in favor of LL.  The TransUnion report I ran did not show any evictions. Applicant claims they don't know anything about it. 

Is that even possible?

Hi Kevyn, The SD was returned & I have proof.  Pretty sure tenant was expecting more back than they got.
