So, just spoke to the leasing agent at current rental. They issue 3-day on the 4th, and tenant paid anywhere from the 5th to 8th day. Tenant claimed they were dog-sitting for a family member.  She could have asked for permission & paid a SD for the dog + pet rent, but didn't.  (The usual story)

Nice older SFH in a B to upper-C class area - meaning it's not easy to find the perfect tenant here.

So we did background & credit checks on a potential tenant. Two previous LLs, both out of state, said they'd rent again to our applicant. Those were SFH in what looks to me (from viewing on Google) like slightly less desirable area than ours. One tenancy was 5 years, the other 1 year - 2 different states.

Applicant claims they're moving to save some money & be closer to work. She has a good job with adequate income & an extra 2K income from a verifiable source.  We had a good impression at the house showing.

Now the current apt. manager responded to my verification request saying applicant paid late several times, was served a 3-day notice for an unauthorized pet. Would not rent to her again.  Darn!

Would you rent to her, but ask for extra SD?  Require frequent inspections?

Decline?

Just curious .....

A California landlord has 21 days to provide a final accounting and return the balance of the resident’s security deposit. The time begins when the landlord regains possession of the property.

Does this mean the tenant must actually receive the funds by the 21st day, or is it like filing taxes, where a postmark serves as proof of mailing?

Tenant vacated property. When I called city garbage service to ask about an interim service for the unit, I was told tenant's account was past due & therefore no service can be ordered for the property until it's paid.  Even the next tenant can't get service in this case.

I haven't returned any Security Deposit yet.  Can I pay past due amount myself & deduct the amount from SD? 

This is in Contra Costa County, CA

Looking to sell a self-managed duplex property in the SF East Bay area.

Would like to do a 1031 exchange into another area within a couple of hours drive, in an area without local rent control laws.   We're not sure how to get started looking for multi-family property & management, and what areas might be worthwhile.

Current property should sell for just under $1M.

Any advice?  Thank you.

Thanks for the replies. 

We'll see how the wall cleaning goes, then decide if it's time to repaint.

I've been in my own home for 20 years and paint still looks nearly new.  Go figure

@Hubert Kim.  For example, tenant mounted a TV on wall, did a terrible patch job. Same bad patch job in all rooms.  (I sent them pre-move info, including telling them not to patch holes).  Some painted wood doors also have been patched. Walls have excessive dirt, including drips of something unidentifiable in some places.  Not sure it will clean up well.  

On high ceiling there's an air vent. Area around it is blackened.  AC system & ducts were almost new at move-in - looks like filters may be dirty.

3-yr tenant left very dirty walls, and ceilings(!).  If cleaning isn't effective , can I charge for painting to restore to move-in condition?   Even tho painting was done over 5 yrs ago, the place was pristine at move-in.  This is in Calif.   I have lots of pix of condition pre-move in.

@Jill F. Thanks.  But from what I read on this forum, it could take a while for fleas to hatch.  I don't want a new tenant to move in & then have them discover fleas.
