If departed tenant decides to sue in small claims over their SD return, how long do they have to file that claim?

Tenant has not cashed the SD return check yet.

I'm trying to inspect more often than 1X a year - 

I think I'll opt for notifying tenant I'm coming to change furnace filters every X number of months.

My lease has a standard clause about entering the premises with consent of resident or with reasonable notice for repairs, maintenance inspections, etc.

I've read that "Although some states allow landlords to enter their rental properties to conduct general inspections, California is not one of them."

I'd like to have a lease clause that the tenant agrees to allow quarterly maintenance inspections - for the purpose of generally seeing how the unit is being kept.  Wording such as "Landlord reserves the right to etc. "  I may or may not actually do them that often, depending on the tenants.  

Would such a clause be legal if the tenant signed/initialed such a clause in California? 

If you do this, would you care to share the wording you use?

Should I ask for the paperwork from the county agency that shows the breakdown of payments?

I was told the guardianship is permanent, and there is a person from the county that does respite care also.

Got a call from a prospect with a full time job & several foster kids for whom he has guardianship. 

Without the (substantial) payments he receives for each child, he wouldn't qualify under our income criteria.  However, the amount he receives should more than cover the children's expenses. 

I would guess they might be long-term tenants given that it's hard to find suitable SF housing.

Would you consider this prospect?  What else to consider?

Well this applicant backed out when we wanted to meet at her current place to sign papers.  Pretty sure we dodged a bullet

Keep in mind that Oakland is a tenant-friendly city with extreme rent-control getting stricter every year. I'm curious how other investors factor that into their RE purchase decisions.

Caller says she's interested in the house for rent.  I ask where she saw the ad.

She says: "my phone"

The tenant is not in arrears at current place-  but, just found out she has not given notice she's leaving.

Sam,  Cupertino is a much hotter market compared to East CoCo County.

We had a few people tour & take apps, & never hear from them again.
