The idea of cutting revenue and spending money without the legislature would seem to violate the Constitution.

We will have to wait & see if there's a lawsuit over this.

@Stephen G.  Sorry I didn't see your question earlier.

I went MTM & one tenant is leaving.  

Now with the rental market in flux, the remaining one is asking for a rent reduction, though not because they lost income due to Covid, but because it's not easy to find a new housemate. 

This may be a topic for a new thread....

The City Council just passed an Oakland Eviction Moratorium. The State ordinance states that residents can defend against eviction in an unlawful detainer if their rent debt accrued during and because of the COVID-19 pandemic continues to remain unpaid “because of a substantial reduction in household income or substantial increases in expenses.”

Under Oakland’s ordinance, even if residents can’t pay rent due from now until May 31 for months or years into the future, they still can’t be evicted for non-payment of that back rent if their non-payment is due to the COVID-19 pandemic.

Unlawful detainer cases have already been suspended statewide until May state-wide.

We owned a SF rental home for 9 years, which we sold and will be exchanging (1031) for another property.  What documents do I need to keep?  

  • Leases for how many years? 
  • Tenant Screening docs/applications- For how long?
  • Receipts for small expenses - or just major expenses?  

What else?
