You don't have to have a business license in order to invest. For buy and holds, my attorney recommended that I do and gave an example of an investor having a vacation property near the Gulf and having a dispute of some kind with a renter. Come to find out, she actually got sued for not having a license.  Now, I have not vetted this information about the woman, but I would highly recommend consulting an attorney.

@Tricia O'Brien I really couldn't tell you anything but Montgomery, but from reading a lot of different articles and reports about "hot cities" to invest in, Birmingham has been listed in like the top 10. I would think that Montgomery would be a safe bet due to the military base being there. It could be both a buyers' or sellers' market, just depends on how you buy and how you sell.

@Account Closed This is what I was told by one lender. Someone, a US citizen, living in Australia was looking for funding to do business here in the US. This is what was explained to me by a particular lender. But I'm sure someone or some company could finance if it could be accepted by the seller.

Welcome to BP! I used to live in the Tannasbourne area. You are correct in trusting your sister about finding valuable information here. I wished I would have support like this back when I lived in Oregon.  Things would have definitely been different. I, too, lost property in the past, but it was due to health issues and having no support system.  I had also attended a few meetings with the NWREIA. I would recommend this as well.
