Is there a difference between residential hard money and commercial?

When looking to acquire funding sources for residential rehabs, would obtaining a commercial hard money loan be suitable for this type of endeavor?

Thank you both for the information. The property I was looking into is a house. I'm now rethinking the idea or acquiring to flip. Sounds like there are a lot of things to consider before pursuing this type of property.

Does anyone have any experience with rehabbing properties that are on the National Register of Historic Homes? Are there guidelines as to what you can and can't do as far as upgrading/remodeling/fixing such a property?

I know that in Washington County, Oregon, the property owner can charge above what the section 8 would cover for the rent and the tenant would have to pay the difference between. This was from the Washington County Housing Authority in Hillsboro, Oregon where I used to reside.
