Hi Robert!  I may be able to help you! Our real estate investors association has just recently formed an investor pool along with hard money and business loc lending, which I think you may qualify for.  To apply for the private lending you would have to become a member of the association, but for the loc and the hard money, you do not. There is an application fee of $100. Let me know if we can help you.

Ok, So then, how does someone like me that is helping a lender pool of private investors, from our real estate investor association, that has been newly formed get leads.  We don't have a website or a common phone number, fax, email... there are 4 of us, using our own phones, emails, equipment, to help get the word out?

This would be for a fix and flip. I do not have funds right now to put into the deal. I can not get conventional financing right now either do to low credit score. There are a few properties in the area that I would like to rehab and buy and hold, one happens to have seller financing available.

Does anyone have any information regarding forming an LLC in Alabama? Alabama apparently has the option of selecting Series V Professional. Is it required that I choose one when forming an LLC here?

Has anyone ever used Custom Mortgage for any deals? Does anyone know of any companies that will lend in Alabama?

Sorry, wrong forum :-(

I've had an interest in investing for quite some time. I've bought a rental home with a 80/20 mortgage loan, but then lost both my primary residence and the rental due to medical conditions and making some decisions that I should not have made, like moving family into the home that I should not have.

Now, I'm interested again, because I want to move away from the 'cubicle life', but feel that I'm lacking the courage to 'make the move' for fear of the risks and challenges that come along with REI. I am interested in partnering with someone (being mentored), but don't really know how to go about asking. I currently work during the day and am the primary breadwinner. I have evenings and weekends available and am willing to take some vacation/sick days from work to accomplish goals until I'm able to make the break from the job a permanent one.

I currently am limited on out of pocket funding, but do have some knowledge and ideas on how to obtain funding.

So I thought I would ask others out here in the BiggerPockets land some questions on how you got started, what got you interested in REI and how did you finance your first REI transactions?
