Apologies for my late response. I just rejoined BP! As of last month, I've been vacation renting my condo for 3 years now! Blake is right! Just check in with your HOA to ensure you are abiding by their bylaws and conditions! Understanding and having a relationship with your HOA goes a long way. Everyone's experience is different so just call them up before purchasing your unit. I haven't run into any issues on hotel taxes, permits, or HOAs, but you can lower your chances by building in the hotel taxes into your nightly fee. If you're just starting out, having a property manager may help with that along with attorneys and your CPA/tax preparer. I imagine Florida would be AWESOME! I've used vacation rentals the majority of the time I visit or go on vacation. 

My vacation rental in North Arlington has been doing well the 9 months I've been doing it. For where I am and how relatively affordable my condo is, I'd imagine you can "create" a vacation rental anywhere really. As @Karen Margrave pointed out, it's really just connecting enough attractions and potential conveniences any vacation renter would want. In my area, there's the Cowboys Stadium, Rangers Ballpark, Arlington Convention Center, Six Flags Over Texas, and Hurricane Harbor. I I know, not your expected answer lol, but now that I've done this, I can see other areas in DFW that could potentially work as vacation rental opportunities. I imagine all your southern states (Florida, Georgia, & Texas) can all bring in the income you're looking for!

Just an update. I passed my Pre-licensure course last week and today I just got the green light to take the Exam!!!!!! I plan to study some more into this prep book I have then take it next week. I'm very excited but this is just the beginning. There is still plenty of work to be done. I have to find a good Broker that will train me to be much better in the field and not charge me any overhead fees monthly (cost of tuition keeps me on a strict budget a lot of the time). I don't care if they take 60% so long as I make a decent commission(Not come out with 2$ after everything is said and done)  and, more importantly, learn how to do it Right and do it Well. 

 That's awesome news Bryan! Glad to hear it! Keep us in the loop if you need anything! There's possibly great local brokers you can find here on BP in your local area so hope you're able to foster those relationships and someone comes your way soon! I'll def keep my eyes peeled in the forums!
