Try searching "hard money vetting" or "hard money questions to ask" to see if you see any other posts about this question as well. I can only imagine it comes up pretty often here! 

The biggest advice I'd give is to buy low, sell low. That's what I learned this weekend at a local meetup! I believe you'll have more success in passing on true deals to other investors when they know they are truly getting a good deal! And ditto the comments above! @Brad Moody

@Brad Parker I so agree with @Andrew Postell! I went to an AREA meetup in Arlington that was extremely beneficial. They begin the meeting with announcing deals they've found in the local market. The one I went to has another upcoming meeting. Hope to shake your hand at a local investors meetup soon!
