I would correct all of the issues before trying to evict, because that's clearly what her defense in court will be. If you try to do it before then, she may actually have a case. Although, I can see how you might try to point out her delay, I'm not sure that would work. I'm not sure about Massachusetts, but in Oklahoma, or my lease, I can give a 24 hour notice to enter the premises for inspections/repairs. If you do have that in your lease, or state law, I would go ahead and schedule the repair with the electrician. Then, give her a written notice at least 24 hours ahead of time. I would hand it to her in person or post on the door, and I would also certified mail a copy.

I've also heard JMAR is great, but I haven't had the opportunity to purchase anything there yet.

 okctalk is a great website with some good info. Steve Lackmeyer from the Daily Oklahoman is quite informative in his articles and on Twitter.

I mostly have inner NW side as well. I really like the area. I also have a couple on the south side near May and I-240 that have worked out quite well.

There's a TIF that is supposed to kick in on NE 23rd at some point, I believe, but that's probably years away. The NE side near the health sciences center/OU Medical is seeing a bit of an uptick in my opinion. There's still plenty of room to go in Classen Ten Penn for sure. With the MAPS 3 @Rhett Tullisshould be right about the Core to Shore area picking up in 5-10 years as well.

In my opinion, you would go about this the same way you would with any other property. Figure out how much the property would be worth fixed up, subtract a project/percentage, subtract the repairs, then make the offer. It's the same process, but most likely a bit more complicated to try to figure out what it might cost to fix the damage if at all possible. You'd probably need to contact someone with burnout experience to get a sense of the scope of work.

I've dealt with this a few times. They need the cash to move, but they probably don't need all of it. In the purchase agreement write out that you will pay the majority of the sale amount at closing, but you escrow a certain amount of money, say a $1000 for 1 month. When they move out, they will receive the $1000 or whatever the amount is. I would also have them sign a lease agreement that says they will be staying for a certain amount of time, and anything longer than that will deduct from their escrowed funds on a daily basis.

Interesting to me that you can't see the documents. Does the court case that shows the outline provide the attorney's phone number? Could always market to them. Or, you might check to see if their is a Journal Record in your area that also provides probate notice info.

I figured that would be the case. Thanks for the info!
