Wow! Thanks for all of the great and positive reviews, guys. I am definitely going to try to make it out to Phoenix in August, then. That sounds like a tremendous experience and great time!

There are weeks that I am a bit more bored with TRG podcast, but they usually provide for at least one good tip, so it is well worth it. The BP podcast is definitely more detailed, and overall, down to earth. The Real Estate Guys usually have people from very large companies and such, where as BP makes it seem very achievable. I enjoy the BP podcast more, but I would definitely recommend TRG to anyone looking for another source of information.

Does anyone else listen to their weekly show/podcast? They seem to provide some pretty good stuff, and are quite knowledgeable. My big question is that they have a real estate syndication seminar that sounds interesting. i was wondering if anyone had some reviews on it or any other seminars they have been to from "The Real Estate Guys". Negative and positive reviews of the show or seminars would be greatly appreciated.

I have not been to the meetings in quite some time. However, when I have gone they have been pretty informative, and the networking was great. I plan on starting back up soon. I preferred the Millionaire Possibilities club over the OKC REIA, for reasons I can't even really pinpoint.

Hop on Craig's List and call the "We Buy Houses" ads. They may be wholesalers, but they could be a big help. If they are wholesalers, I would recommend asking them who they have in mind I sell the home to, and how often they do deals. You probably want to work with someone who can move it quickly. Just my opinion.

You could also google your local REIA and they could let you know about the big fish investors with cash.

Also, you could throw it on Craig's List yourself. Or, find an agent in the area that specializes in that area.

Agreed. I do just use it as a starting mark, and twist the "rules" to fit what I feel is working in my area. Thanks for the clarification.

I agree with most of what you said Jeff S , however not the having nothing to do with ARV and lending. If I am buying the property for a rental, I absolutely don't want to be above 70% ARV. The lenders I have around here won't go above that in a refi. Your statement does make sense from a rehab perspective, though. Which is why sometimes a wholesaler may be able to sell one to a rehabber at a bit higher than 70% if there isn't much work to be done. Hope I understood you correctly. If not, my apologies.

Edmond is definitely one of the nicer, if not the nicest suburb. However, I don't see it cash flowing quite as well as areas actually in OKC. The purchase price to rental rate just isn't as great, in my opinion. You can still find some deals in Edmond that will cash flow well, though. I'd say it's pretty easy to get a house rented out in Edmond since it is such a desirable area.

The adjustable screens at Lowes or Home Depot passed for an inspection I had last month. They were less than $5 a piece, I believe. And, if I have to buy one or two next year, so be it.

As stated above, when they pay, they make the rules. As minuscule as some of the things can be, I find it helps me maintain the property condition fairly well. I also really enjoy when the inspector makes a note that a certain repair is required of the tenant. Then there's no arguing with me. They either fix it, or they lose their assistance. While it would not be fun for me to lose a month's rent, it would be way harder on them to have no assistance.
