I have an application called home snap that works well, and gives you info about the home.

This may just be with my county assessor, but they provide aerial shots that allow you to select buildings and or plots of land. Then, it pops up with the county assessors page on that parcel. It's very cool and extremely handy. I'd assume that most people don't even know you can do that in this county.

I'll admit that I have done this when I first started out. However, looking back, I should not have. It would have been much more beneficial to be upfront about just getting started and lay it out there. This didn't seem to hinder any relationships or anything. But, I do know that when I call a sign or an ad and the wholesaler says "oh that just sold, but..." I always kind of ignore the rest of the conversation. That's probably pretty rude of me too, because we all had to start somewhere. However, I might be more inclined to give me info if they just told me their situation.

I have never even heard of them. I will check them out and maybe give them a call. I have used Great Plains Funding for the last couple of deals. I'll try to update if I hear anything from anyone on Fairfield.

You could also be up front with the seller , and attempt to delay the closing a bit, if you're out of option time.

Since he already does some wholesaling, you might just be upfront and tell him that you would like to help him out. It could be a great way to get some help on your first deal, and he may like the help.
