I would just pay for a professional exterminator myself, bill him, then tell him to get rid of the dog.

I know a good commercial leasing lawyer that is working with me right now. I will ask her if she does corporate formations. Setting up the entity is the easy part. The operating agreement and following the formalities of a corporation are the real issues.

Glad to hear you are ok. I used to waste time going to fix stuff. Let the pros handle that. Your time is better spent elsewhere.

If this is NYC, I would contact Section 8 first. Housing is so expensive now that people at that level are having a tough time getting housing and a bad tenant might get a mark in their record. Or, you tell the tenant that you will let section 8 know.  There really is no reason to put up with a bad tenant these days in this market. I would hire a lawyer to make sure you have your bases covered. Don't expect this to be a quick process. Also, expect the tenant will try to file housing violations against you.

Talk about calling a person out. But, doing a public service.

Great thread. I live in Manhattan and manage my dad's property in Bed-Stuy. We have had two Section 8 tenants for a couple of years. One recently left because the share the govt was giving decreased. So, he would have to pay like $400 more a month. But, he had a 60 inch flat screen and Direct TV. He also recently was on a cruise. The other tenant is a actually a great tenant but has a car. I told her I was going to raise the rent by $400 and she said she would not be able to eat at that amount. She also has direct TV. Now, I don't have a car(which is mostly impractical in Manhattan), I have a 50 inch but it is eight years old and I make a lot more than them. I also own my condo that I saved up for by not going on vacations and not buying clothes for three years. I wonder what, if any, retirement money a lot of people have saved up.

I just painted some really old paneling. Looks great now. I don't know if you can get rid of the nicotine. If you can't, might not be worth it. I used a primer and two coats. I had that 70's paneling and now the place looks completely different.

Couple of questions? Does she have a lease?  Are the cracks causing any other issues? If no lease, she is month to month and you can give her notice to vacate. A tenant has to give access to the landlord. Particularly for a repair. 

Depending on the level of tenant she is, you can have a conversation where you say: the nice way to do this is to have you leave, or I start a proceeding and your name shows up on the eviction action reports and you likely never rent from a decent landlord again. I know a good lawyer that can help. Note, the courts are ridiculously pro tenant here.
